Queensland landlords carry real smoke alarm obligations, and the one that catches people out is
the 30-day rule: a rental's alarms must be tested and cleaned within
30 days before every new tenancy or renewal. Miss it and you're exposed to fines and, worse, liability
if something goes wrong. Quickcheck takes the whole thing off your plate: we test within the window,
check again every 12 months, keep the records, issue entry notices, and remind you before anything falls
due, across one property or a whole rent roll.
Your obligations, in plain English
Within 30 days before a new or renewed tenancy: test and clean every alarm.
Every 12 months during a tenancy: test, clean, replace flat batteries.
Interconnected photoelectric alarms to AS 3786:2014, already required in every QLD rental.
Replace before 10 years from each alarm's manufacture date.
We issue entry notices on your behalf and phone tenants directly to arrange access, so you're not
chasing anyone. Every alarm's manufacture date and each property's tenancy dates live in our database,
so the next test, battery change or 10-year replacement is flagged before it's due. You get a written
compliance report after each visit, and multi-property managers get one contact who already knows
their portfolio.
Upgrading to the 2027 standard
If your rental still needs upgrading to the 2027 interconnected standard, we'll do it from
$125 per alarm, and our
Annual Compliance Program
(from $129 per property per year) covers ongoing testing, reminders and reports from there.
How it works
01Send us the property (or your list): we take it from there.
02We attend with a stocked vehicle, handling access and any repairs needed.
03Report + reminder: compliance record filed, next due date tracked for you.
Whose job is rental smoke alarm compliance: owner or tenant?
Installing, maintaining and replacing compliant alarms is the landlord's responsibility. Tenants must not remove or disable alarms and must test them during the tenancy, but the obligation and fines sit with the owner, which is why most hand it to us.
Can you fit compliance around back-to-back tenancies?
Yes, the 30-day window is exactly what we're built for. Our stocked vehicles run from Bundaberg, so we can usually slot a between-tenancy visit at short notice and certify in one trip.
Do you work with property management agencies?
We do: see our property managers page. Moving a rent roll across is simple: send us your property list and compliance history, and we take it from there.
